Chad Costello has over thirteen years of healthcare real estate experience with a proven track record of successfully managing and executing a broad range of high-value, large-scale commercial real estate acquisition and development initiatives across the United States. His expertise includes asset management, transaction services, capital construction and investment services. Costello combines strategic real estate knowledge with strong financial and operational experience launching and developing a variety of healthcare real estate projects.
Costello began his career as a commercial real estate associate with Compass Realty Advisors, a full service commercial real estate brokerage firm based in West Palm Beach, Florida. At Compass, he provided tenant and landlord representation services; notable clients included Starbucks Coffee Company, Tenet Healthcare and Panera Bread. While at Compass, he researched, negotiated and successfully executed over $40 million in commercial lease and sale transactions.
Following Compass, Costello joined Tenet Healthcare Corporation as the Director of Real Estate for the Florida region. He led the development of real estate outpatient operations which included end-to-end strategy and real estate facility development for physician offices, urgent care centers, imaging centers, ambulatory surgery centers, freestanding emergency departments, and administrative offices. His portfolio of managed assets exceeded 600,000 square feet with sites throughout Dade, Broward and Palm Beach counties. During his tenure, he successfully completed $200 million in lease and sale transactions and $50 million in capital construction projects.
Following Tenet, Costello joined UnitedHealth Group and worked at its global headquarters in Minneapolis, Minnesota as the Director of Real Estate for clinical mergers and acquisitions. In this role, he led real estate M&A activities for the clinical services platform, managing comprehensive due diligence activities designed to identify financial risks and operational gaps for all real estate asset types including medical office, professional office, retail and data centers. During his tenure, he successfully managed a due diligence pipeline of over 10 million square feet and 3,000 locations spanning across the United States.
In 2018, Costello established Healthcare Realty Advisors to leverage his niche expertise of the healthcare industry and Florida commercial real estate market to deliver high-value, high-quality results to his clients. As a result of the depth and breadth of his experiences, he uniquely understands both sides of every transaction, whether supporting a tenant or property owner, and can deliver exceptional real estate practice knowledge to his clients.
